Development address: 50 to 62 Dairy Farm Walk for the residential blocks, and 64 Dairy Farm Walk for the shops.
The showflat stands beside the development site rather than on it, so set your navigation to 50A Dairy Farm Walk rather than to a block number at Narra Residences. The site itself is under construction until the expected Temporary Occupation Permit on 20 January 2030.
Three of the 23 unit types are built as show units, covering the entry, middle and top of the range:
- 2-Bedroom with Study (Type B8S), 721 sqft. The most numerous type in the development at 87 units, with an enclosed study, two bedrooms and two bathrooms. This is the layout to see if you are weighing the 2-Bedroom range, since it shows the actual proportion of the study and the single kitchen at that size.
- 3-Bedroom Premium (Type C3P), 1,001 sqft. Shows the wet kitchen, dry kitchen and yard arrangement used by the 3-Bedroom Premium, 3-Bedroom with Study, both 4-Bedroom types and both 5-Bedroom types. Note that the 3-Bedroom Compact and 3-Bedroom Flexi do not have this arrangement and use a single kitchen instead. It also shows the Duravit bathroom fittings, the Geberit cistern, the SMEG gas hob and oven, and the bedroom and bathroom finishes at this size.
- 5-Bedroom with Private Lift (Type E1), 1,658 sqft. The most comprehensively fitted unit, with the private lift and private lift lobby, ceiling-concealed ducted air conditioning in the living and dining areas, the walk-in wardrobe with LED strip lighting, the integrated SMEG fridge and under-counter wine chiller, the steam oven, and the Junior Master Bedroom. Worth seeing if you are considering either 4-Bedroom type as well, since the D2P shares the Junior Master arrangement.
The other 20 layouts are not built as show units. Their plans, sizes, unit counts and stack positions are on the floor plan page, and the virtual tour is available at any hour for a walkthrough before you visit.
A showflat visit answers what a floor plan cannot: the ceiling heights, which are 2,800mm in the living, dining and bedrooms and 2,970mm on balconies and PES, the finish quality of the PPVC construction, the real dimensions of each room, and how a unit sits relative to the landscape outside it.
What to Expect at the Narra Residences Showflat
Our developer-appointed sales representatives are at the showflat throughout viewing hours and are paid entirely by the developer. - Compare the unit types that are genuinely close to each other, such as the 2-Bedroom with Household Shelter, the 2-Bedroom with Study and the 2-Bedroom with Household Shelter and Study, which are all within 32 sqft of one another but differ on shelter and study provision. The same applies to the 3-Bedroom Compact and 3-Bedroom Premium, which differ on kitchen layout, yard, WC and household shelter.
- Go through the floor plans for any type or stack that interests you, alongside the balance unit chart showing which floors and stacks remain.
- Confirm the current nett price for a specific unit, including floor premium and any active discount, and take you through the progressive payment schedule, the downpayment and CPF usage.
- Work out your total purchase cost including Buyer’s Stamp Duty and, where it applies, Additional Buyer’s Stamp Duty, based on your citizenship status and existing property holdings.
