Narra Residences Development Overview

 

Narra Residences is a 540-unit, 99-year leasehold condominium on a 21,881.10 sqm site at Dairy Farm Walk, in the Bukit Panjang planning area of District 23. The residential blocks are numbered 50, 52, 54, 56, 58, 60 and 62 Dairy Farm Walk, with postal codes 679268, 679269, 679270, 679273, 679274, 679275 and 679276. A separate block at 64 Dairy Farm Walk, postal code 679277, holds the four ground-floor shops. The lease runs from 1 July 2025. Expected Temporary Occupation Permit is 20 January 2030 and expected legal completion is 20 January 2033.

The developer is Dairy Farm Walk JV Development Pte. Ltd. (UEN 202505347Z), a joint venture formed for this project by SNC2 Realty Pte. Ltd., a subsidiary of Santarli Construction, together with Apex Asia Alpha Investment Two Pte. Ltd., Soon Li Heng Civil Engineering Pte Ltd and Kay Lim Realty Pte. Ltd. The consortium won the Dairy Farm Walk Government Land Sales tender at its close on 14 January 2025 with a bid of S$504,515,000, which works out at S$1,020 per square foot per plot ratio against the maximum permissible gross floor area of 45,951 sqm. The parcel drew two bids. The second, from Sim Lian Land and Sim Lian Development, was S$410 million, or S$829 per square foot per plot ratio, making the winning bid 23.1% higher.

The 540 homes sit across seven residential blocks of three different heights: Blocks 50, 52 and 54 are 6 storeys, Blocks 56 and 58 are 13 storeys, and Blocks 60 and 62 are 16 storeys. The gross plot ratio is 2.1. The site plan allows up to 63 metres of open space between blocks, which is wider than a typical Singapore condominium and matters most to lower-floor units, where it preserves daylight, cross-ventilation and sightlines toward the treeline. Construction uses PPVC (Prefabricated Prefinished Volumetric Construction) and PBU (Prefabricated Bathroom Unit) methods, which give more consistent dimensional tolerances and a quieter, cleaner build than conventional cast-in-place work.

The design concept, “Forest at Heart, Refined by Nature,” draws on three physical features of the Dairy Farm site: the historic quarry, reflected in the stone-textured material palette; the surrounding forest, expressed in the vertical proportions of the block facades; and the nearby reservoir, introduced through cascading water features and the pool landscape. The professional team is P&T Consultants Pte Ltd as architect, Ecoplan Asia Pte Ltd as landscape consultant, KCL Consultants Pte Ltd as civil and structural engineer, Squire Mech Pte Ltd as mechanical and electrical engineer, Index Design Pte Ltd as project interior designer, and Kimly Construction Pte Ltd as main contractor.

The basement carpark holds 546 lots, made up of 540 residential lots, 1 shop lot and 5 accessible lots, of which 17 are active EV charging lots on AC chargers. Lots measure 2.4m by 4.8m with 2.2m of headroom. There are no visitor lots and no car washing bay. The basement also holds 138 bicycle parking spaces, the bin centre, the guard house, the management office and the recreational tennis court.

 


 

Narra Residences Condo Facilities

 

The approved site plan numbers 45 named facilities across 42 legend markers, arranged along a central landscape spine that runs between the blocks from the arrival sequence at the entrance through to the recreational clusters deeper into the site. The list below follows the site plan legend, with each marker number in brackets so any item can be located on the plan above. Note that the legend uses the name Function Lawn twice, at markers 20 and 26, for two separate lawns in different parts of the site.

Water Facilities

The 50m Lap Pool (23) is approximately 460 sqm, measuring 50m by 10m across roughly 4 lanes at a constant 1.2m depth, with the 50m Pool Deck (25) alongside it. The Family Canyon Pool (4) is the larger of the two at approximately 490 sqm and 1.2m depth, and contains the Spa Seat (6) with its jets. The Kids Pool (8) is approximately 70 sqm at 0.9m depth. The Bubble Pool (5) is approximately 37 sqm and the Water Deck (24) approximately 70 sqm, both at 0.3m. Also in this zone are the Water Terrace (9), Pool Deck (7), Canyon Deck (3) and Water Feature (12).

Indoor and Clubhouse Facilities

The Gym (32) is 60.85 sqm with a 3.2m ceiling height, which is taller than the 2.8m used inside the apartments. Three Function Rooms can be combined into one space: Function Room 1 (37) at 35.79 sqm, Function Room 2 (38) at 35.71 sqm and Function Room 3 (41) at 34.85 sqm. The Recreational Tennis Court (2) sits in the basement. The Studio (34), Golf Simulator (35), Resident Lounge (33) and Kids Playroom (39) complete the indoor provision, with the Studio, Golf Simulator and tennis court under smart community access control.

Pavilions and Cabanas

Ten pavilion and cabana structures are distributed across the landscape deck: Cabana 1, Cabana 2 and Cabana 3 (all at marker 10), the Poolside Pavilion (27), Dining Pavilion 1 and Dining Pavilion 2 (both at marker 29), BBQ Pavilion 1 (13) and BBQ Pavilion 2 (14), both fitted with appliances, the Family Pavilion (18), and the Plants Lab Pavilion (30).

Lawns, Gardens and Trails

The Jogging Track (31) and Foot Reflexology (22) path run through the landscaped grounds. Open lawn space comprises Function Lawn (20), Function Lawn (26), Function Deck (21), Garden Lawn (11), Kids Lawn (28) and Infinity Lawn (15). The Forest Terrace (16), Forest Playground (19) and Spice Garden (17) reference the Dairy Farm area’s agricultural history, the Plants Lab Pavilion and Spice Garden pairing being particular to this development.

Arrival and Support

The Main Drop Off (1) is in the basement. An Accessible Toilet (36) and a further block of Male, Female and Accessible Toilets (40) serve the facility areas, and the four Shops (42) front Dairy Farm Walk at ground level. Supporting infrastructure marked separately on the plan includes the Guard House, Management Office, Bicycle Parking, Substation and Bin Centre, all in the basement, plus an outdoor generator under an open trellis, side gates south and west, ventilation louvres, solar panels and a roof-level water tank.

Narra Residences Unit Mix and Type Summary

 

Narra Residences has 23 unit types grouped into 13 bands, spanning 517 sqft to 1,679 sqft across one to five bedrooms. The 2-Bedroom range is the largest at 265 units, or 49% of the development, followed by 3-Bedroom at 185 units and 34%. The provision differences between bands are substantial and do not always follow floor area, so the summary below states what each band actually contains.

1-Bedroom with Study (A1S): 3 units, 517 sqft. All three are ground-floor PES units, one each in Blocks 58, 60 and 62, sitting at level 1 of stacks that are 2-Bedroom with Study above. A single kitchen, a study, one bathroom, and no household shelter.

2-Bedroom Compact (B1): 30 units, 560 sqft. Block 60, stacks 35 and 42, levels 2 to 16. Two bedrooms and one bathroom, the master bath. A single kitchen, no household shelter and no study. This is the only 2-Bedroom type with one bathroom rather than two.

2-Bedroom Premium (B2P): 58 units, 646 sqft. Blocks 58 and 62. Two bedrooms, two bathrooms and a single kitchen. The extra 86 sqft over the B1 buys the second bathroom and a more open living arrangement.

2-Bedroom with Household Shelter (B3H, B4H, B5H, B6H): 66 units, 689 to 700 sqft. Blocks 50, 52 and 54. Four types differing by stack and orientation, each with two bedrooms, two bathrooms, a single kitchen and a household shelter, which is a structurally reinforced room used for storage in normal times.

2-Bedroom with Household Shelter and Study (B7H-S): 24 units, 721 sqft. Blocks 50 and 52 only, so all 24 sit in 6-storey blocks. The only 2-Bedroom type with both a household shelter and a separate enclosed study.

2-Bedroom with Study (B8S): 87 units, 721 sqft, the most numerous type in the development. Blocks 58, 60 and 62, so unlike the B7H-S this type reaches the upper floors of the 13-storey and 16-storey blocks. An enclosed study, two bathrooms, and no household shelter.

3-Bedroom Compact (C1): 28 units, 818 sqft. Blocks 58 and 60. Three bedrooms, two bathrooms and a single kitchen. No household shelter, no WC and no yard, and no wet and dry kitchen split.

3-Bedroom Flexi (C2): 31 units, 872 sqft. Blocks 60 and 62. A Flexi room takes the place of the third bedroom, suitable as a study, a work-from-home room or a children’s playroom. Two bathrooms and a single kitchen. Like the C1, and unlike every other 3-Bedroom type, it has no household shelter, no WC and no yard.

3-Bedroom Premium (C3P, C4P, C5P, C6P, C7P, C8P): 101 units, 990 to 1,023 sqft. Blocks 52, 54, 58, 60 and 62. Six types differing by stack and orientation, each with a wet kitchen, a dry kitchen, a yard, a household shelter and a WC in addition to the master bath and second bathroom.

3-Bedroom with Study (C9S, C10S): 25 units, 1,152 to 1,173 sqft. Blocks 52, 54 and 58. Adds an enclosed study and a walk-in wardrobe to the 3-Bedroom Premium arrangement, and steps up to a separate washer and dryer in place of the combined unit used in every other 3-Bedroom type. Also known as the 3-Bedroom Premium with Study.

4-Bedroom Compact (D1): 35 units, 1,152 sqft. Blocks 54, 58 and 62. Four bedrooms, two bathrooms, a WC, a household shelter, and a wet and dry kitchen with yard. The same floor area as the 3-Bedroom with Study, reorganised into four bedrooms. There is no junior master suite and no study in this type.

4-Bedroom Premium (D2P): 26 units, 1,378 sqft. Block 56, stacks 23 and 24, levels 1 to 13. The only 4-Bedroom type with a Junior Master Bedroom and its own Junior Master Bath, giving a two-suite arrangement alongside the master, an arrangement otherwise found only in the two 5-Bedroom types. Also includes an enclosed study, a walk-in wardrobe with swing doors, three full bathrooms plus a WC, a wet and dry kitchen, a yard and a household shelter.

5-Bedroom with Private Lift (E1, E2): 26 units, 13 of each, 1,658 to 1,679 sqft. Block 56, stacks 25 and 26, levels 1 to 13. A private lift serving only the basement and that unit’s own floor, a private lift lobby, a Junior Master Bedroom with en-suite, five bedrooms, a walk-in wardrobe with melamine and glass doors and LED strip lighting, a wet and dry kitchen with yard, and a household shelter. There is no separate study; the fifth bedroom occupies that space. These are also the only units with ceiling-concealed ducted air conditioning in the living and dining areas, an integrated fridge, an under-counter wine chiller and a built-in steam oven.

Six unit types have no household shelter: A1S, B1, B2P, B8S, C1 and C2, which is 237 units in total. The remaining 303 units have one. This does not track bedroom count: the 3-Bedroom Compact and 3-Bedroom Flexi have no shelter while every 2-Bedroom with Household Shelter type does.

Premium Fittings, Appliances, and Smart Home at Narra Residences

Every unit type at Narra Residences receives the same brand platform, with no basic tier: SMEG (Italy) kitchen appliances, Duravit (Germany) sanitary ware, Geberit (Switzerland) concealed cistern flushing systems and Franke (Switzerland) sinks and taps. Kitchen countertops and backsplashes are quartz throughout. What changes between types is the specification of the appliances, not their brand, and the pattern is worth reading carefully because it does not simply scale with unit size.

Hobs split at the 3-Bedroom line. The 268 one and two-bedroom units, meaning A1S, B1, B2P, B3H, B4H, B5H, B6H, B7H-S and B8S, receive a built-in induction hob with hood. The 272 units from 3-Bedroom upward receive a built-in gas hob with hood. Town gas is supplied to the development, so the induction specification in the smaller units is a design decision rather than a limitation of the site.

Laundry splits in an unexpected place. A combined washer-cum-dryer is provided in 428 units, covering everything from the A1S up to and including the 3-Bedroom Premium. A separate washer and dryer is provided in 112 units: the 3-Bedroom with Study, both 4-Bedroom types and both 5-Bedroom types. The 3-Bedroom with Study therefore steps up to the 4 and 5-Bedroom laundry provision while the rest of the 3-Bedroom range does not.

Ovens and refrigeration. A built-in oven is provided in 514 units. The two 5-Bedroom types, E1 and E2, receive a built-in steam oven in place of it, along with an integrated fridge and an under-counter wine chiller in the dry kitchen. Every other unit type receives a freestanding fridge and freezer. Kitchen hoods throughout are recirculating rather than ducted, and cabinet hinges are Blum, Hettich or Salice soft-closing.

Bathroom floor tiles are 300mm by 600mm throughout. Wall tiles in master baths and second bathrooms are 600mm by 1,200mm; WC walls are 300mm by 600mm. Electric storage water heaters serve all bathrooms, and bidet provision is included. Kitchens and bathrooms are naturally ventilated where the layout allows, with mechanical ventilation where it does not.

Ceiling heights are 2,800mm in living, dining and all bedrooms, 2,970mm on balconies and PES, 2,400mm in kitchens, yards and passageways, 2,425mm in bathrooms and WCs, and 2,750mm in household shelters. Localised bulkheads drop to 2.4m.

Built-in wardrobes with sliding melamine doors are provided in every unit type. Walk-in wardrobes with swing doors in melamine are provided in the C9S, C10S and D2P. The E1 and E2 receive walk-in wardrobes with melamine and glass doors plus LED strip lighting, the only types with wardrobe lighting as standard.

Windows are aluminium framed with Euro Grey solar control glass, specified to meet the Residential Envelope Transmittance Value standard. There is no double glazing, no Low-E coating and no acoustically treated glass, and no acoustic blinds or acoustic ceilings are provided to balconies. Balcony railings are laminated glass at 1,050mm.

The Smart Home system is provided to every unit and comprises a smart hub, a digital lockset at the main door and smartphone control of the air conditioning. The E1 and E2 additionally receive digital locksets at the private lift lobby and the yard door. Residents release the lift lobby door for visitors through a mobile app; there is no video monitor panel inside the units. Each unit is provided with one standalone, battery-operated Home Fire Alarm Device as a one-off provision, not connected to the building fire system. The development is fibre optic ready, has WiFi in the common areas, and uses a pneumatic refuse system with one general waste and one recyclable hopper per floor.

Air conditioning is wall-mounted fan coil units in every unit type. The E1 and E2 are the sole exception: their living and dining areas receive ceiling-concealed ducted air conditioning, while their bedrooms retain wall-mounted units.

The 540 units are distributed across 50 residential stacks in seven blocks, with a further four stacks numbered 51 to 54 belonging to the shops in Block 64. Block 50 holds 48 units in stacks 1 to 8, Block 52 another 48 in stacks 9 to 16, and Block 54 holds 36 in stacks 17 to 22, all over 6 storeys. Block 56 holds 52 units in stacks 23 to 26 and Block 58 holds 104 in stacks 27 to 34, both over 13 storeys. Block 60 holds 124 units in stacks 35 to 42 and Block 62 holds 128 in stacks 43 to 50, both over 16 storeys.

Three features of the chart affect the choice of stack. First, four stacks in Block 60, numbers 35, 36, 41 and 42, have no level 1 unit and begin at level 2, which is why Block 60 holds 124 units rather than the 128 its stack count would suggest. Second, three stacks change type at ground level: stack 30 in Block 58, stack 39 in Block 60 and stack 46 in Block 62 are 2-Bedroom with Study from level 2 upward but 1-Bedroom with Study at level 1, which is where all three A1S units in the development are. Third, Block 64 carries no residential stacks at all, since it is the retail block.

Band placement follows block height closely. The 6-storey blocks, 50, 52 and 54, hold the four 2-Bedroom with Household Shelter types, the 2-Bedroom with Household Shelter and Study, four of the six 3-Bedroom Premium types, the C10S and C9S, and one stack of 4-Bedroom Compact. The 13-storey Block 56 holds only the largest homes, with the 4-Bedroom Premium in stacks 23 and 24 and the two 5-Bedroom with Private Lift types in stacks 25 and 26. The 13-storey Block 58 and the 16-storey Blocks 60 and 62 hold the 2-Bedroom Compact, 2-Bedroom Premium, 2-Bedroom with Study, 3-Bedroom Compact, 3-Bedroom Flexi, several 3-Bedroom Premium types and the remaining 4-Bedroom Compact stacks, so buyers wanting a smaller unit on a high floor will be looking at these three blocks.
