Narra Residences Floor Plan
Narra Residences has 23 unit types, grouped into 13 bands, ranging from 48 sqm (517 sqft) for the 1-Bedroom with Study up to 156 sqm (1,679 sqft) for the larger of the two 5-Bedroom with Private Lift layouts. Every one of the 23 is drawn below, grouped by band, with the exact size, unit count and stack location for each. Sizes differ between types within the same band, and so do the provisions. Two types at an identical 721 sqft can differ by a household shelter, and two 3-Bedroom types at 818 and 872 sqft have no household shelter at all while every larger 3-Bedroom type does. The notes under each band set out what actually differs, so a layout can be chosen on what is in it rather than on floor area alone.

The 540 homes sit across 50 residential stacks in seven blocks. Blocks 50, 52 and 54 are 6 storeys and hold stacks 1 to 22. Blocks 56 and 58 are 13 storeys and hold stacks 23 to 34. Blocks 60 and 62 are 16 storeys and hold stacks 35 to 50. Stacks 51 to 54 belong to the four shops in Block 64 and contain no homes. Stack numbers are given for every unit type below so each layout can be located on the plan above.
Three features of the stacking affect the choice of unit. Stacks 35, 36, 41 and 42 in Block 60 have no level 1 unit and start at level 2. Stacks 30, 39 and 46 are 2-Bedroom with Study from level 2 up but 1-Bedroom with Study at level 1, which is where all three of those units are. And every type marked PES below has a private enclosed space instead of a balcony, which applies only to its ground floor unit.

1-Bedroom with Study Floor Plan Layout
- 1 Bedroom with Study Type A1S-PES 517 sqft
A1S, 48 sqm / 517 sqft, 3 units. Block 58 stack 30, Block 60 stack 39 and Block 62 stack 46, all at level 1 only, all with PES. One bedroom, an enclosed study, a single kitchen and one bathroom. No household shelter. These are the only three homes of this type in the development.
2-Bedroom Compact and 2-Bedroom Premium Floor Plan Layouts
- 2 Bedroom Compact Type B1 560 sqft
- 2 Bedroom Premium Type B2P 646 sqft
B1, 52 sqm / 560 sqft, 30 units. Block 60 stacks 35 and 42, levels 2 to 16. Two bedrooms and one bathroom, the master bath, making this the only 2-Bedroom type without a second bathroom. Single kitchen, no household shelter, no study.
B2P, 60 sqm / 646 sqft, 58 units. Block 58 stacks 27 and 34, Block 62 stacks 43 and 50. Two bedrooms and two bathrooms, single kitchen. The additional 86 sqft over the B1 buys the second bathroom and a more open living and dining arrangement.
2-Bedroom with Household Shelter Floor Plan Layouts
- 2 Bedroom With HS Type B3H 689 sqft
- 2 Bedroom with HS Type B4H 689 sqft
- 2 Bedroom With HS Type B5H 700 sqft
- 2 Bedroom With HS Type B6H 700 sqft
Four types, all with two bedrooms, two bathrooms, a single kitchen and a household shelter. They differ by size, block and orientation rather than by provision.
B3H, 64 sqm / 689 sqft, 24 units. Block 50 stacks 1 and 8, Block 52 stacks 9 and 16.
B4H, 64 sqm / 689 sqft, 12 units. Block 54 stacks 19 and 22.
B5H, 65 sqm / 700 sqft, 12 units. Block 50 stacks 2 and 7.
B6H, 65 sqm / 700 sqft, 18 units. Block 50 stacks 3 and 6, Block 52 stack 11.
2-Bedroom with Household Shelter and Study, and 2-Bedroom with Study Floor Plan Layouts
- 2 Bedroom With HS + Study Type B7H-S 721 sqft
- 2 Bedroom With Study Type B8S 721 sqft
B7H-S, 67 sqm / 721 sqft, 24 units. Block 50 stacks 4 and 5, Block 52 stacks 12 and 13. The only 2-Bedroom type with both a household shelter and a separate enclosed study. All 24 units are in 6-storey blocks, so this type does not reach a high floor.
B8S, 67 sqm / 721 sqft, 87 units, the most numerous type in the development. Block 58 stacks 30 and 31, Block 60 stacks 38 and 39, Block 62 stacks 46 and 47. An enclosed study and two bathrooms, but no household shelter. Identical in area to the B7H-S and available on floors the B7H-S is not.
3-Bedroom Compact and 3-Bedroom Flexi Floor Plan Layouts
- 3 Bedroom Compact Type C1 818 sqft
- 3 Bedroom Flexi Type C2 872 sqft
These two are the only 3-Bedroom types without a household shelter, a WC or a yard, and the only two with a single kitchen rather than a wet and dry kitchen split. Both have two bathrooms where every other 3-Bedroom type has two plus a WC.
C1, 76 sqm / 818 sqft, 28 units. Block 58 stack 29, Block 60 stack 36. Three bedrooms.
C2, 81 sqm / 872 sqft, 31 units. Block 60 stack 41, Block 62 stack 44. A Flexi room takes the place of the third bedroom and suits a study, a work-from-home room or a children’s room.
3-Bedroom Premium Floor Plan Layouts
- 3 Bedroom Premium Type C3P 1001 sqft
- 3 Bedroom Premium Type C4P 1012 sqft
- 3 Bedroom Premium Type C5P 1023 sqft
- 3 Bedroom Premium Type C6P 990 sqft

Six types, all with three bedrooms, a wet kitchen, a dry kitchen, a yard, a household shelter and a WC in addition to the master bath and second bathroom. They differ by size, block and orientation.
C3P, 93 sqm / 1,001 sqft, 32 units. Block 60 stack 40, Block 62 stack 45. This is one of the three show units.
C4P, 94 sqm / 1,012 sqft, 6 units. Block 52 stack 14.
C5P, 95 sqm / 1,023 sqft, 35 units. Block 54 stack 20, Block 58 stack 32, Block 60 stack 37. The most widely distributed of the six.
C6P, 92 sqm / 990 sqft, 6 units. Block 54 stack 18. The smallest of the 3-Bedroom Premium types.
C7P, 93 sqm / 1,001 sqft, 6 units. Block 52 stack 10.
C8P, 95 sqm / 1,023 sqft, 16 units. Block 62 stack 48.
3-Bedroom with Study Floor Plan Layouts
- 3 Bedroom With Study Type C9S 1152 sqft
- 3 Bedroom With Study Type C10S 1173 sqft
Both add an enclosed study and a walk-in wardrobe with swing doors to the 3-Bedroom Premium arrangement. They are also the point at which the laundry provision steps up: these two types receive a separate washer and dryer, where every other 3-Bedroom type receives a combined washer-cum-dryer. Also known as the 3-Bedroom Premium with Study.
C9S, 107 sqm / 1,152 sqft, 19 units. Block 54 stack 17, Block 58 stack 33.
C10S, 109 sqm / 1,173 sqft, 6 units. Block 52 stack 15. The largest 3-Bedroom layout in the development.
4-Bedroom Compact and 4-Bedroom Premium Floor Plan Layouts
- 4 Bedroom Compact Type D1 1152 sqft
- 4 Bedroom Premium Type D2P 1378 sqft
D1, 107 sqm / 1,152 sqft, 35 units. Block 54 stack 21, Block 58 stack 28, Block 62 stack 49. Four bedrooms, two bathrooms, a WC, a household shelter, and a wet and dry kitchen with yard. The same floor area as the C9S, reorganised into four bedrooms rather than three plus a study. There is no junior master suite and no study in this layout.
D2P, 128 sqm / 1,378 sqft, 26 units. Block 56 stacks 23 and 24, levels 1 to 13. The only type in the development with a Junior Master Bedroom and its own Junior Master Bath, giving two en-suite bedrooms rather than one. Also has a study, a third full bathroom, a WC, a walk-in wardrobe, a wet and dry kitchen with yard, and a household shelter.
5-Bedroom with Private Lift Floor Plan Layouts
- 5 Bedroom With Private Lift Type E1 1658 sqft
- 5 Bedroom With Private Lift Type E2 1679 sqft
Both are in Block 56 and both have a private lift serving only the basement and that unit’s own floor, opening into a private lift lobby. Both have a Junior Master Bedroom with en-suite, five bedrooms, a walk-in wardrobe with melamine and glass doors and LED strip lighting, a wet and dry kitchen with yard, and a household shelter. Neither has a separate study. They are the only units in the development with ceiling-concealed ducted air conditioning in the living and dining areas, an integrated fridge, an under-counter wine chiller and a built-in steam oven in place of the conventional oven.
E1, 154 sqm / 1,658 sqft, 13 units. Block 56 stack 26. This is one of the three show units.
E2, 156 sqm / 1,679 sqft, 13 units. Block 56 stack 25. The largest layout at Narra Residences.
Reading the Narra Residences Floor Plans
The legend printed on each plan lists every abbreviation used across the full range of layouts, not only those appearing on that particular plan. In full: F is a fridge, W/D a washer cum dryer, WD a separate washer and dryer, WI a wine chiller, TB a tallboy, WC a water closet, HS a household shelter, SC / ST a shoe cabinet or store, DB / ST a distribution board or store, RC Ledge a reinforced concrete ledge and AC Ledge an air-conditioner ledge. An abbreviation appearing in the legend does not mean that item is present in that unit type. The notes under each band set out what each layout contains.
An asterisk against a unit reference on a plan, for example #02-28 to #13-28*, means those units are a mirror image of the layout as drawn. The plan is accurate but flipped left to right, which changes which side the kitchen, the balcony and each bedroom fall on. Whether a stack is mirrored affects where morning and afternoon sun reaches and what the main rooms look out on. Check the reference against the specific stack rather than assuming the drawn orientation. Mirroring is applied stack by stack, and within one unit type some stacks are mirrored while others are not.
Areas marked AC LEDGE (NON-STRATA) and RC LEDGE (NON-STRATA) on the plans are outside the strata area of the unit. They are drawn so the position of the air-conditioning condensers and the reinforced concrete ledges is clear, but they are not part of the floor area you are buying. Balcony and PES areas are included in the stated area. How this affects the figures is set out on the price page.
