The price for one specific unit depends on its floor, its stack and any active discount, so it is worth confirming directly. Unit selection and floor plan guidance. Narra Residences has 23 unit types in 13 bands, from 517 sqft for the 1-Bedroom with Study to 1,679 sqft for the larger 5-Bedroom with Private Lift. The right one depends on household size, budget, floor level, orientation and what you intend to use the space for. Our team has the full floor plan library and the current balance unit chart, and can walk you through the practical differences between types that look similar on paper. Two types at an identical 721 sqft differ on whether they have a household shelter. Two 3-Bedroom types have no household shelter, no WC and no yard, where every other 3-Bedroom type has all three.
Financing, CPF and stamp duty. Our team works alongside mortgage consultants who can give an in-principle assessment of your borrowing capacity, work out any Additional Buyer’s Stamp Duty liability, and advise on CPF usage for the downpayment and monthly instalment. Three of the 23 layouts are built as show units: the 2-Bedroom with Study (B8S, 721 sqft), the 3-Bedroom Premium (C3P, 1,001 sqft) and the 5-Bedroom with Private Lift (E1, 1,658 sqft). Stamp duty and eligibility. Buyer’s Stamp Duty runs across six bands and reaches 6% on any amount above S$3,000,000, which the 4-Bedroom Premium and both 5-Bedroom bands cross. Additional Buyer’s Stamp Duty depends on citizenship status and existing property ownership.
